The space
The name 'Kinclune' comes from the Gaelic for 'head of the meadow' and the panoramic views of the Vale of Strathmore are unparalleled. Easily accessible from central Scotland, but rural, secluded and private, Kinclune 'brings peace to the soul' (2023 Christmas guest). With hills and glens, sheep, Highland Ponies, Aberdeen Angus cattle, roe deer, red squirrel, osprey and red kite on your door step, Kinclune offers an idyllic rural retreat.
The expansive views are indescribable and guests particularly love sunrise and sunsets at Kinclune.
Location:
Kinclune is 6 miles from the village of Kirriemuir, popularly known as 'the Gateway to the Glens' and the birthplace of JM Barrie, author of Peter Pan.
Only 15 minutes from the main A90 dual carriageway, 40 minutes from the city of Dundee, 50 minutes from Perth and 95 minutes from Edinburgh.
Angus is a hidden gem for lovers of Scotland's stunning scenery and outdoor adventures, ideally located for walking, climbing, fishing and wildlife watching in the Angus Glens and Scottish Cairngorms. We recommend exploring Glen Clova, Glen Isla and Glen Prosen and our local lochs and castles (Glamis, Balintore and Brechin castles). The Glenshee Mountain Resort, right in the heart of the Cairngorm National Park, is only 40 minutes from Kinclune and it is a beautiful drive from there to Braemar and Royal Balmoral Castle. Accommodation:
Fully refurbished in 2023, the house is spacious, but cosy. Your family or friend group can enjoy everything about this magnificent, exclusive-use country home in the utmost comfort.
Boasting 7 unique and beautiful double bedrooms, 3 of which can be set up as twin rooms, if preferred, for children or singles (see bedrooms below). Please see our floor plan images for house layout.
Drawing room (37m2):
Beautiful, traditional drawing room with large open fire and seating for 14. Relax, rejuvenate and enjoy the expansive views from the wonderful curved bay window. An excellent social space for your friends and family, this room encapsulates heritage charm and country house grandeur.
Interlinked Sonos One speakers in the Drawing Room and Kitchen-dining Room mean you can stream your playlist for perfect parties.
Kitchen-dining room (43.5m2):
Spacious, beautifully designed kitchen-dining room which makes an ideal social space for family meals, buffets or formal dining for 14+. Perfect for celebrating special occasions, it has already hosted all the 'big' birthdays, an anniversary and a joyous hen party.
The modern, fully-equipped kitchen has everything you could need to cater for your guests, including American style fridge freezer, dishwasher and washer dryer. The huge kitchen island means food prep and clearing up is a team effort and a pleasure (but, if you prefer to relax and be catered for, we can also arrange a catered or partially catered stay, so please contact us for information).
The kitchen, pantry and traditional wood panelled cloakroom are kitted out with all the household 'basics', so you don't need to bring 'everything plus the kitchen sink' (including tea and coffee starter kit, tinfoil, kitchen towels, dish cloths, cling film, washing-up liquid, cleaning materials, dishwasher tablets, washing machine tablets and a supply of logs from our own woods for the fires and firepit).
Snug TV and games room (21.4m2):
Settle into the deep and delicious plush velvet corner sofa in the Snug with smart Wifi-enabled TV and a wide selection of family board games. Blackout curtains ensure a cinematic experience in the Snug (night or day) and, while it's a luxurious space for adults and children alike, it is definitely a cosy space to keep the kids entertained while the adults socialise.
Bedrooms (7 double bedrooms, sleeping 14 guests plus infants):
Every bedroom is unique and characterful with incredible countryside views from large windows, so you can retire to stunning sunsets and wake-up to glorious mornings. Beds and mattresses were all new in Autumn 23 and, with our bespoke linen bedheads and cushions, bedding and cotton towels, we deliver 'boutique hotel style' luxury for the duration of your stay.
Bedroom 1. The Main Master Suite (Honeymoon suite) (45m2, sleeps 2, plus optional cot) -
Super king size bed.
Spoil yourself with this exquisite and spacious suite boasting an ensuite shower room and a separate spacious dressing room with free-standing double-ended bath and a stunning view from the tub!
Bedroom 2. The Turret Bedroom (15m2, sleeps 2) -
King size bed or 2 small singles if preferred.
This lovely room incorporates the 'Turret' - your very own raised viewing area, complete with bird book and binoculars. The private Turret Shower room with huge walk-in shower is just one step across the hall.
Bedroom 3. The Tower Bedroom (21.3m2, sleeps 2 plus optional cot) - Super king size bed or 2 singles if preferred.
The largest bedroom with a stunning bay window within the tower feature. The luxurious Tower Bathroom is just 2 steps across the hall. with a traditional double ended roll-top claw-footed bath and a huge walk-in shower.
Bedroom 4. Tawny Bedroom (15m2, sleeps 2, Double Bed) - Double bed.
Named after the tawny owls which can be heard in the surrounding trees at night. A beautiful, unique and characterful bedroom with original fireplace, bespoke furniture and stunning views. Right next door is the Family Bathroom with 180cm traditional steel tub and hand-held shower.
Bedroom 5. Beech Bedroom (10.4m2, sleeps 2) -Double bed.
Smaller, but perfectly appointed and looking out at the surrounding beech trees, this is a delightful bedroom for a couple or a single. Beech shares the Family Bathroom with Tawny. It is literally next door.
Bedrooms 6 and 7 are located in the Osprey Annex, which is the rear portion of the house occupying 2 floors. Historically the servants quarters, but recently renovated and generously proportioned, it offers a self-contained suite for a couple or small family group, including its own kitchen-living room with Smart TV, dining space and woodburning stove. The design of the Annex is themed around the two pairs of osprey which nest to the north east corner of Kinclune Estate.
Bedroom 6. Annex Master Suite (25.2m2, sleeps 2, plus optional cot, ensuite) - The Annex Master offers a sumptuous king size bed and an ensuite shower room for a couple.
Bedroom 7. Annex Bedroom 2 (15.7m2, sleeps 2 plus optional cot, shared shower room, King size bed convertible to 2 small singles if preferred).
Due to sharing the master ensuite, the Annex is best suited to families with children or teens. However, for large family groups it can be set up as a King size bed to accommodate a couple.
Exterior Space:
Kinclune House has a large enclosed garden, a lovely, traditional summer house on the lawn with integrated seating for your whole group, separate tables and chairs for outdoor dining and a Kadai firebowl (firepit and a BBQ).

Activities and Local Services:
Kirriemuir (6 miles) and Forfar (12 miles) offer a good selection of shops, cafes and restaurants.
We can recommend excellent local caterers and private chefs for in-house dining.
Your welcome hamper contains a selection of Scottish and Angus produce with an emphasis on being local, sustainable and supporting small businesses like our own. Kinclune is a proud member of Scottish Agritourism and was selected by the Scottish Government to be a Scottish Agritourism Monitor Farm. Ask Aylwin about the other excellent local services which are available including fresh, sustainably grown flowers and displays, celebration cakes, shopping delivery and unpacking so it's ready for your arrival, housekeeping, in-house activities, such as beauty treatments, cocktail making, gin or whisky tastings and outdoor activities on Kinclune and beyond.

Our sustainability measures include an EV charger and smart central heating system.

Guest access
Guests have exclusive-use of the whole house and annex during their stay. We want you to relax and make Kinclune your home-from-home.
There is also lots to explore on the estate, including Jack's Bothy, a traditional shepherds hut, ponds, woodland and a safe farm track which extends the length of the 800 acre estate.
Other things to note
Accessibility:
All bedrooms and bathrooms are located on the first floor. There is a WC on the ground floor of the house.
From spring 2025 we will have further accessible accommodation in 3 cottages to the rear of Kinclune House, so we can accommodate larger groups and provide high-quality, accessible ground floor accommodation.
The Annex cannot be accessed from within Kinclune House for fire safety reasons. It is a fully self-contained unit with its own entrance.
The Annex bedrooms and shower room are accessed via a steep staircase. For your safety, stair gates are fitted top and bottom of this staircase.
Sustainability and heat efficiency
Kinclune is an award-winning organic, sustainable and nature-friendly estate.
Centrally heated, internal wall insulation where possible (historic listed house), loft insulation and double glazed sash and case windows make Kinclune warm and cosy.
We supply sufficient logs and firelighters for your first night, but additional wood should be ordered, ideally, prior to your arrival. The cost is £10 per basket, plus VAT.
Our EV charger is available on request, but must be booked in advance. There is a £5 admin fee for use and a 30 pence per kwh charge, plus VAT.
