Families and friends will find this spacious and unique house truly relaxing to stay in. It is hidden in the middle of a beautiful Cumbrian village a couple of minutes walk from two fabulous pubs. You enjoy exclusive use of the house, 2 hot tubs, BBQ area and 15 acres of formal gardens, pastureland and woodland. It is ideal for family get togethers and parties with a fully equipped kitchen and formal dining room seating 26 people. Red squirrels and badgers can be seen in the garden.
The space
The ground floor boasts two spacious living rooms with wood burners, large windows that flood the area with natural light and great views, and a stunning dining room that’s perfect for hosting an amazing banquet. The large, well-equipped kitchen provides a social and communal hub for the house, and there’s even a games room with a full-size billiard table for entertainment. There’s also a conservatory, ideal for unwinding with a morning coffee and a utility room and pantry for added convenience.
The first floor of the property features various bedrooms and bathrooms. Bedroom 1 is furnished with a kingsize four poster bed and an en-suite which includes a shower cubicle and toilet. Similarly, Bedroom 2 is also equipped with a kingsize bed and an en-suite that has a shower cubicle and toilet. Bedroom 3 features a kingsize four poster bed and a bath. Bedroom 4 includes 2 double beds while Bedroom 5 is furnished with a kingsize bed. Bedroom 6 contains twin beds. Additionally, Bedroom 7 features a kingsize bed and an en-suite with a shower cubicle and toilet. There are also three bathrooms on the first floor, including Bathroom 1 which has a bath, shower cubicle, and toilet. Bathroom 2 includes a shower cubicle and toilet, while Bathroom 3 features a bath and washhand basin. Finally, there is a separate toilet, designated as the toilet for bedroom 3.
Moving up to the second floor, there are several more bedrooms and a bathroom. Bedroom 8 contains twin beds, while Bedroom 9 is equipped with a kingsize bed and a bunk bed. Bedroom 10 features a double bed and an en-suite which includes a shower cubicle and toilet. Similarly, Bedroom 11 contains kingsize beds and an en-suite that has a bath and toilet. Finally, there is a bathroom on this floor, which includes a bath, shower, and toilet.
Guest access
Guests have the entire house, they are the only ones living in the property. There is parking for plenty of cars but unfortunately the is no electic car charging available.
Other things to note
There is a full sized billiard table set up and ready to use. There is also croquet ready to put out on the lawn. In the village (3 mins walk) there are tennis courts, childrens play park and a 9 hole golf course.

The location is really nice and private, which again is perfect when there is a large group of people, and it was not too far from the lakeside like Windermere and Buttermere. We would have loved to stay longer to take advantage of all of the great amenities. The hot tubs where great fun for all, we even hired bouncy castles which Ruth had no issue with accommodating. My partner and I gathered our family and friends for our 'Hag Do' - a combined Hen & Stag - to celebrate together in amazing surroundings. The house was amazing and it is clear the labour of love that creating this awesome home has been. There are so many places around the house to hang out that we were able to create a variety of rooms to suit people - party to chill vibes. We did not even worry that the weather was rubbish all weekend as there was so much space to use in the house. With 26 guests it never felt crowded or awkward, yet the spaces were available for us all to be together - particularly great was the dining room which allowed us to have full group meals at meal times around the table. The host, Ruth, has been so responsive and helpful. We were able to bring in an external vendor to deliver a session of 'tag archery' on the lawn which Ruth was happy for us to do. It’s next to two pubs with great food and service, and the house is amazing. My nephew said it was like having Hogwarts to ourselves! It was absolutely amazing! All the rooms were spotless and beautiful, decorated individually to a very high standard. The surroundings, THE BEDS (so comfy!). Everything was just perfect and we feel so lucky to have been able to stay here. The hot tubs were a bonus and very popular with everyone. The kings head, a pub with lovely owners and food was just a 3 minute walk from the house. Ruth was a great host and was very hospitable.
